Why is it worth investing in a balcony and what role does it play in a modern apartment?

One of the most frequently discussed components in the planning of modern living spaces is the balcony. It has long ceased to be simply a "place to smoke cigarettes" or a place to store old furniture. The balcony has become a space with functional, aesthetic and emotional value, which is no less important than the main interior zones.

An apartment balcony architecturally represents an open or semi-open space connected to the dwelling, which is structurally part of the building. According to Georgian legislation, it is partially or fully included in the calculation of the living area.

This practice is also accepted in the West: for example, in the European Union standards, a balcony is considered an additional living space that increases the overall value of real estate.

Although a balcony is not usually the central room of an apartment, its value in terms of functionality is enormous:

  • Natural lighting and ventilation - a balcony promotes air circulation and sunlight, which affects the microclimate of the apartment;
  • Additional living space - a properly arranged balcony can be transformed into a small work corner, dining area or relaxation area;
  • Comfort - being close to nature, flowers, air and sunny mornings on the balcony - all this is directly related to a person's psychological well-being;
  • Increase in property value - real estate with a balcony is usually more valuable and is much more attractive when sold or rented out.

Standardly, the area of ​​​​balconies ranges from 3 to 15 sq.m. Terraces of relatively large areas can be 20-30 sq.m. or even more. Medium and large balconies provide an opportunity to arrange a relaxation corner with soft furniture, lighting and green design.

Trendy design elements include:

  • Vertical gardens - walls covered with plants make the space more lively and ecological;
  • Boho style - fabrics, colorful pillows and handmade details create an atmosphere of coziness;
  • Scandinavian minimalism - bright colors, natural wood and functional furniture.

According to the European Union Real Estate Market Survey:

  • In 2023, 84% of apartments in Germany will have a balcony or terrace;
  • In France, 72% of buyers prefer an apartment with a balcony;
  • In Sweden, almost all newly built apartments have a balcony;
  • In the US, according to the 2022 Real Estate Association, 68% of apartment buyers consider a balcony or terrace to be a necessary criterion.

These statistics show that a balcony is one of the most sought-after components when choosing a living space - not only for comfort, but also as a symbol of quality of life.
