What is the investment potential of Didi Dighomi?

Didi Dighomi, located in the northwest of Tbilisi, is a fast-growing district, part of the wider centre of the capital, which belongs to the Saburtalo district.

According to the data of the last years, it is the leader among the most demanded areas for investment. According to the 2023 data of the National Statistical Service of Georgia, the most apartments were built last year in Saburtalo and Didi Dighomi. According to the data of the same year, Didi Dighomi takes the second place in terms of sales of newly built apartments.

The youngest district of Tbilisi at this stage includes:

  • 4 microdistricts;
  • Private settlement;
  • The so-called American Village;
  • University settlement.

The construction and planning of the Didi Dighomi took place in the 1980s. Between 1986 and 1990, the first and partially the second housing estates were built (according to the project, there were to be 7 housing units per 250,000 inhabitants). It was believed that the Soviet authorities had given the apartments here to a relatively wealthy community, which immediately put the Didi Dighomi in a high position in the suburbs. In the 1990s, the needy upper middle class and the affluent class of Vake-Saburtalo moved to Didi Dighomi. In the 2000s, the district gains a lot of momentum and a veritable polygon of new constructions is organized.

The first residential buildings were handed over in 1987. The Didi Dighomi is a classic example of the modernist type of Soviet construction. 9- and 16-story large-panel, monolithic buildings were built. In the past, the main challenge of the district was transportation, but the rapid pace of development has solved this problem. Today, you can get to the central part of the city from any part of the district without any extra complications.

In accordance with the demand, the price of real estate in Didi Dighomi is increasing daily and today 1 sq.m. The price of the apartment exceeds 1200 US dollars. This figure has increased almost 3 times in the last 10 years. The rental price is also increasing (by 19% in 2020). Everything is related to the very high investment potential of Didi Dighomi. The district has become an oasis for job seekers who have migrated from Western Georgia, tradesmen-artisans, and foreign and local students.

Functions around the Didi Dighomi:

- Free, Black Sea International and Grigol Robakidze Universities - excess of students ensures a stable demand for apartment rental;

- There are many prestigious private schools in the area. Attention to the active arrangement of green spaces is remarkable. In the coming years, the company Alpha Home plans to arrange more than 6 hectares of green space, its new project - in Skhva Ubani;

- Around the broad streets of Ioane Petritsi, Demetre Tavdadebuli, Giorgi Brtskinvale, Petre Iberi, Pharnavaz, and Mirian King, the district, which has been successively developed, creates a simple layout that is easily connected to each other.

The attractiveness of Didi Dighomi is also demonstrated by the fact that if a few years ago its population did not exceed 35 thousand, now it exceeds 50 thousand. All of the above-mentioned attract the attention of large investors. In the coming years, the construction of a tram line from the Sarajishvili metro station in Didi Dighomi will be considered, which will relieve the flow of passengers. One of the advanced districts in terms of population growth is gradually being formed as a city within a city.
